Delivery Methods

Construction Management at Risk (CMaR) offers many benefits. The CMaR delivery method allows for early contractor involvement, with the CMaR engaged in the design process from start to finish. Early contractor involvement is essential to controlling cost on the project as the decisions made in the infancy of project development often have the greatest impact on the cost of the project. Under the CMaR delivery method, RIHC works with the designer during the design phase, solicits subcontractors, and then establishes a guaranteed maximum price (GMP) for the project. The Construction Manager is typically chosen on a qualifications basis, with fee and project general conditions costs evaluated with the qualifications in some instances. The CMaR delivery method is applicable to any project type but works very well on renovation work and large-scale projects.

With the CM-Agent delivery method, RIHC becomes an extension of the Owner’s staff. It is a similar delivery method to CMaR, with two distinct differences. One, the construction manager is not at-risk and is generally paid a flat fee or flat percentage of the construction cost. And two, the Owner typically issues separate contracts to each subcontractor rather than the CM contracting with the subcontractors. The CM-Agent delivery method is less common but can be an effective delivery method for some projects.

Under the design-build delivery method, RIHC is responsible for both the design and construction of your project. Like CMaR, this delivery method has the inherent advantage of early contractor involvement but offers additional benefits as well.
